Position Summary

We are seeking a detail-oriented and driven Construction Estimator with 3–5 years of commercial experience to join our team. In this role, you will play a critical part in the bid and budgeting process. You aren't just "counting widgets"—you are helping to build the financial roadmap for our projects.

You will be responsible for quantity takeoffs, subcontractor solicitation, and assisting in the development of conceptual budgets and hard bids. This is the perfect role for a professional who has mastered the basics of estimating and is ready to take ownership of larger trade packages and more complex scopes in a collaborative, fast-paced environment.

Essential Duties & Responsibilities

Bid Management & Quantity Takeoff

• Perform accurate and thorough quantity takeoffs for various trades (Civil, Architectural, Structural) using digital tools (Bluebeam, On-Screen Takeoff, etc.).
• Review project drawings, specifications, and scope documents to identify potential gaps or constructability issues early in the bid process.
• Manage the RFI (Request for Information) process during the bid phase to ensure subcontractors have clear information.

Subcontractor Coordination

• Lead the solicitation process: identify, invite, and follow up with qualified subcontractors and vendors to ensure adequate coverage for all scopes.
• Analyze subcontractor proposals to ensure they include the full scope of work; level bids and identify exclusions or qualifications.
• Maintain and build relationships with the local Atlanta/Southeast trade market.

Budgeting & Cost Analysis

• Assist Senior Estimators in preparing conceptual budgets and GMPs (Guaranteed Maximum Price) for Healthcare, Industrial, and Commercial projects.
• Maintain a current database of material and labor costs to ensure estimates reflect real-time market conditions.
• Participate in value engineering (VE) efforts to provide cost-saving alternatives to clients without sacrificing quality.

Qualifications

• Experience: 3–5 years of progressive experience in commercial construction estimating or a blend of field/office experience (e.g., Assistant PM moving into Estimating).
• Education: Bachelor’s Degree in Construction Management, Civil Engineering, or a related field preferred.
• Sector Knowledge: Experience with Healthcare, Light Industrial, or General Commercial renovation/ground-up projects is highly desirable.
• Technical Skills: High proficiency in Microsoft Excel (formulas, pivot tables) and Bluebeam Revu . Experience with estimating software (e.g., Timberline, Sage, or Procore) is a plus.
• Communication: Ability to clearly communicate scope details to subcontractors and present findings to the internal project team.
• Mindset: A self-starter who checks their own work, meets hard deadlines, and thrives in a collaborative, open-office environment.

Physical Demands & Work Environment

• Office/Site: Primarily an office-based role, but requires occasional site visits to walk existing conditions for renovations.
• Physicality: Must be able to traverse active construction sites, climb stairs/ladders, and visually inspect work areas.
• Focus: Must be able to concentrate on detailed numerical data for extended periods.
